Located on the Merrion Road, the Elmpark – Road Frontage Scheme comprised the refurbishment of nine existing residential units to provide eight high quality refurbished residential units and one commercial / retail unit. The scheme is within an architectural conservation area. The works were completed by Merrion Contracting in July 2013.
Andrew P. Nugent & Associates provided full Chartered Quantity Surveying services for the completion works, including preparation of detailed budget costings, preparation and issue of tender documentation, analysis of tender returns, negotiation of tender, tender report and Contractor appointment, preparation of contract documentation, post contract cost control, management and reporting, interim recommendations for payment, and negotiation of the final account.
The works comprised internal strip out and minor demolitions, re-roofing, window replacement, restoration of external facades, full internal refurbishment including new floor, wall and ceiling finishes, new services installation including re-wiring and re-plumbing, as well as below ground services and the provision of external private and public landscaped areas.
The project was successfully completed to a turnkey specification, and made available for letting within budget and on programme.
